Kailani was designed and purpose built as a luxury architect-designed apartment collection by architect Nathan Judd and interior designer Edith Clark – it is not an upgraded motel unit or generic holiday letting. Guests enjoy larger floorplans, premium finishes, waterfront views and unique features such as the signature internal atrium garden centred around a mature frangipani tree. It provides premium finishes and amenities including Lief bathroom products, welcome gift on arrival, secure parking and a level of design and construction quality not typically found in South Coast short-stay accommodation.

Yes. With a fully equipped kitchen, laundry facilities and generous living spaces, Unit 202 is ideal for both short breaks and extended stays.

Everything you need for a comfortable stay is included. Kailani 202 comes with two secure undercover car spaces, fast fibre NBN Wi-Fi, air-conditioning and heating, a fully equipped kitchen with quality Smeg appliances, and premium linen throughout. Bathrooms are stocked with Leif Products amenities — shampoo, conditioner, body wash, hand soap and hand balm — and we provide all basic kitchen and cleaning consumables including dishwashing tablets, laundry detergent, tea, coffee, a starter supply of pantry staples and condiments.

There is no hidden resort fee or extras charge. The only additional costs are any optional extras you choose to add at the time of booking.

Check-in is from 2:00 PM and check-out is by 10:00 AM. If you’d like more flexibility, we offer early check-in or late check-out as optional extras — available to add when you book, subject to availability. We’ll always do our best to accommodate your schedule; just let us know when booking and we’ll confirm what’s possible.

Cancellation more than 30 days before arrival: full refund of the total amount paid, less any non-refundable booking or service fee disclosed at the time of Booking.

Cancellation 14 to 30 days before arrival: 50% of the total Booking amount will be forfeited.

Cancellation fewer than 14 days before arrival: 100% of the total Booking amount will be forfeited.

We understand plans change — this policy is designed to give you real peace of mind when booking well in advance. If your circumstances are exceptional, don’t hesitate to reach out directly and we’ll do our best to work with you.

Check-in at Kailani is fully self-managed and straightforward. You’ll receive access to our digital user guide on booking. We will then send you more detailed check instructions a few days before your stay and your unique access code by email the day of your arrival. On the day, simply pull into the driveway, collect your keys and garage fob from the lockbox in the letterbox of your unit, and you’re in. Lift access takes you directly to your apartments front door.

Kailani is a boutique, owner-operated property in a quiet, high-quality residential building, and we ask guests to respect that.

  • Maximum occupancy: 7 guests
  • No parties or events. Kailani is designed for guests who want to relax, not a venue for functions.
  • Quiet hours apply in line with the building’s residential character — please be considerate of neighbours.
  • No smoking inside the apartment or on the balcony.
  • Pets are not accommodated.

At Kailani you’re booking directly with the owner. We aim to respond to all enquiries within a few hours — generally the same day. Once booked, you’ll receive a pre-arrival communication with everything you need, followed by your access code on the morning before check-in.

During your stay, James our host is available by phone and email if anything comes up. We also provide all guests with a comprehensive digital guide covering the apartment, the local area, and common questions — most guests find it covers everything they need without having to reach out at all. That said, We are always happy to hear from you.

Yes we do! We offer exclusive use of secure, lockable storage cages for the duration of your stay — ideal for mountain bikes, fishing gear, beach equipment or any outdoor kit you’re bringing along for the adventure.

Your gear stays safely stowed and ready to go whenever you are, so you can spend less time packing and more time exploring the trails, waterways and coastline right on your doorstep.

Each cage is lockable with internal dimensions of approximately 800–980mm deep, 1,500–1,600mm wide and 2,000mm high — generous enough for full-size bikes and bulkier equipment.

Storage cages are available as an optional extra at the time of booking, with up to two cages available per stay, subject to availability.

Yes. Kailani is positioned specifically for guests seeking a higher standard of accommodation on the South Coast — couples’ getaways, milestone celebrations, and families wanting waterfront comfort without compromising on quality. Each apartment has professionally styled interiors, premium finishes and amenities and water views from every apartment. We offer a range of optional upgrades to help you celebrate your special occasion including a Coastal Romance Package or our Sunset Arrival Package these offer additional items such as a bottle of premium French champagne, artisan chocolates ready for you on arrival and a late checkout to 1pm (subject to availability).
Kailani is less than 1km from the Catalina Country Club, one of the South Coast’s most awarded golf destinations. The club’s 27-hole championship parkland course, dates back to 1920 and ranks among Australia’s Top 100 Public Access courses, set on the Clyde River estuary just around the corner from Kailani.
The Mogo Trails – Curtis Road Trailhead, is approximately 4km / 12 mins ride from Kailani, making it a convenient base for riders visiting the trail network. With 72 purpose-built mountain bike trails covering around 125kms, riders can find a track to suit their skills or push it to the next level.
Kailani sits directly on the waterfront at 50-52 Beach Road, directly opposite the Batemans Bay Marina. Corrigans Beach is our closest beach only 1.7km from Kailani. Caseys Beach, Sunshine Cove, Denhams Beach, Surf Beach, Wimbie Beach, Circuit Beach and Lilli Pilli Beach are all less than 10 minutes drive from Kailani.
Kailani is approximately 150 km from Canberra, a drive of around 2 hours via the Kings Highway — making it one of the closest luxury coastal stays to the ACT.
Kailani is approximately 280 km from Sydney, roughly a 3.5–4 hour drive via the Princes Highway, making it an achievable weekend or long-weekend escape from the city.
