The Story
Kailani was developed and built by the Lawson and Kearney families through their construction company, KELA Building Group.
With decades of experience delivering high-end homes across Sydney and the Southern Highlands, the approach to Kailani was never about creating standard holiday apartments. It was about applying the same level of thinking, craftsmanship and attention to detail typically reserved for private luxury residences.
From the outset, the goal was simple – to create apartments they would genuinely want to stay in themselves.
Spaces that feel generous, functional and quietly refined.
Spaces designed to be lived in – not just passed through.
Design & Architecture
Working in close collaboration with architect Nathan Judd (Judd Studio), the building was designed to make the most of its unique waterfront position.
Each apartment is carefully oriented to capture uninterrupted views across the bay and marina, with layouts that prioritise natural light, flow and a strong connection to the outdoors.
The result is a series of spaces that feel open, calm and inherently tied to their surroundings.
"Kailani was designed around a simple idea: that a building should feel just as right in thirty years as it does today. Working with the waterfront site, we focused on generous proportions, natural light and views that bring the bay into every room. The architecture is deliberately calm — a backdrop that lets the location do the talking."

Interiors & Experience
The interiors, led by Edith Clark of Archebiosis, were designed to complement this vision – balancing warmth, durability and understated quality, pulling on themes from the surrounding coastal environment.
Materials, finishes and furnishings were selected not for impact, but for longevity and comfort.
The intention was never to over-style the space, but to create an environment that feels cohesive, relaxed and quietly elevated.
"Our approach to Kailani was to ground the interiors in the character of the South Coast, drawing from the contrast between light, landscape and material. Each palette responds to a different aspect of Batemans Bay - from the brightness of Montague Island, to the organic textures of Lilli Pilli, and the deeper, more refined tones of the Clyde River. We focused on creating spaces that feel calm, tactile and enduring, where materiality, light and proportion work together to create a relaxed but considered coastal living experience."
